Finding asbestos can raise questions about your property, your plans and what to do next. ACE helps homeowners, businesses and property managers understand their options, with clear communication and removal works assessed for the materials and circumstances involved. Based in Glasgow, we support projects throughout Scotland.
Removal is not always the first or only option. Materials in good condition may be better managed in place if they are unlikely to be disturbed. Where removal is appropriate, the starting point is to establish what is present, assess its condition and agree the scope before work begins.
Survey information, sampling results and the proposed work help establish the relevant category of work. Suitable non-licensed tasks can include careful removal of asbestos cement products without substantial breakage. The material alone does not determine the category: its condition, likely fibre release and removal method also matter.
Non-licensed work still requires a risk assessment, a suitable written plan of work and task-specific training. Appropriate controls must protect workers and others nearby, covering restricted access, dust reduction, protective equipment, decontamination and cleaning as relevant to the job.
Some work falls into the notifiable non-licensed work (NNLW) category. This brings additional duties, including notification to the relevant enforcing authority before starting, designated work areas, medical surveillance and worker health records. The category and requirements must be established before any removal proceeds.
Asbestos waste needs secure packaging and a controlled disposal route. In Scotland, special waste must be accompanied by the required consignment documentation and taken to a facility authorised to receive it. Discuss the proposed waste arrangements and completion records with ACE as part of agreeing your project.
ACE offers non-licensed removal services and does not hold an HSE asbestos removal licence. Work that requires a licence must be carried out by an HSE-licensed contractor. If the assessment identifies licensable work, ACE will work with you to find the right HSE-licensed removal contractor for your project.
Work involving asbestos in Scotland is governed by the Control of Asbestos Regulations 2012. HSE guidance explains the distinction between non-licensed work and notifiable non-licensed work, while SEPA’s special waste guidance explains requirements under the Special Waste Regulations 1996, as amended.

From day-to-day property management to planned building works, ACE helps you establish where asbestos may be present and what that means for your next step. Based in Glasgow, we provide surveying and sampling support for commercial, industrial and residential properties throughout Scotland.
Identify suspected asbestos-containing materials, their condition and their location to support an asbestos register and the management of a building during normal use.
More intrusive surveys focused on the areas affected by proposed works, including materials concealed within the building fabric. We discuss access, the work programme and the survey scope before inspection.
Review the condition of previously identified asbestos materials and update the information used to manage them. Changes in condition, occupancy or planned works can inform the next actions.
Sampling and coordination of laboratory analysis to establish whether suspected materials contain asbestos. Asbestos sample analysis must be carried out by appropriately accredited analysts.

Our advice is informed by the Control of Asbestos Regulations 2012 and HSE guidance (L143). The duty to manage asbestos covers non-domestic premises and the common parts of multi-occupancy residential buildings. We support dutyholders in understanding the steps relevant to their responsibilities.
